Croydon's town centre is a Major Activity Centre in the City of Maroondah. It takes in the Main Street shopping strip, the Croydon Central and Civic Square shopping centres, the civic precinct, light industrial land and the streets around the station. In August 2024 the new Croydon station opened after the Coolstore Road level crossing was removed, with a 14-bay bus interchange alongside, and the Lilydale line became the first Melbourne train line with no level crossings.
Maroondah Council adopted the Croydon Structure Plan 2025 in July 2025. It divides the centre into nine precincts, each with its own height and design guidance, keeps Main Street's shopping role, and supports a range of retail, office and business uses over the next 15 to 20 years. Office space today ranges from small suites to whole buildings, such as the two-level office building of about 1,700 square metres at 39 to 41 Hewish Road.
South of the centre, on both sides of Tarralla Creek, the structure plan's light industrial precinct holds warehousing, self storage, auto servicing, light engineering and electronics businesses. Offices there are usually part of a working unit, which brings the usual industrial questions: how much office the unit can take, access to any upper level, and what the zoning allows. In the town centre the questions are more about the building and the landlord. We check both at the site measure.
